Confirm you have the authority to let and line up legal/safety basics before publishing your advert. 0/9 • 0%

Ownership proof (title register/plan, completion statement, or mortgage statement).

Consents — mortgage lender consent to let and, if leasehold, freeholder/management company consent (if your lease requires it).

Licensing check — HMO (mandatory/additional) or selective licensing for your address. Use our Licensing checker.

EPC rating E or above (arrange an EPC if you don’t have one or it’s expired).

Gas Safety (CP12) — annual certificate if there’s any gas appliance.

EICR — electrical installation condition report (at least every 5 years).

Smoke & CO alarms — smoke on each storey and CO alarm where there’s a solid-fuel or (in England from Oct 2022) a gas boiler.
