4. Acceptable use

  • No hacking, security circumvention, reverse engineering, or introducing malware.

  • No fake enquiries, spam, or misuse of forms or messaging.
  • Use the site only for lawful purposes and genuine property/professional enquiries.
  • We may rate-limit, block, or revoke access at our discretion for misuse.

5. User content standards

  • No defamatory, obscene, hateful, discriminatory, infringing or unlawful material.
  • You grant us a non-exclusive, worldwide licence to host, display and distribute your content on the platform.
  • We may remove content and disclose information to authorities where legally required.
  • Listings and messages are provided by users/professionals, who are responsible for them.

6. Registration & security

  • One account per person; don’t share credentials. Use a unique password and keep it secure.
  • Provide accurate information and tell us about unauthorised use immediately.
  • We may disable accounts that breach these terms.

7. Intellectual property

  • The site, design, code, databases, and trademarks are owned by us or our licensors.
  • You may not copy, frame, republish, scrape, spider, or create derivative works without consent.
  • You must not use our logos or brand without our written permission.

8. Disclaimers

  • The site is provided “as is”. We do not promise uninterrupted or error-free access.
  • Information is general guidance only and may be provided by third parties; we don’t verify every detail.
  • We are not a party to agreements between users (e.g., landlord/tenant, client/professional). E-signing and payments are provided by third parties (e.g., DocuSign, Stripe) under their terms.
  • We do not provide legal, financial or tax advice.
  • Translations are provided for convenience only. The English version of the site and any legal documents is the official version and prevails over translated text.

9. Suspension/withdrawal

We may suspend, restrict or withdraw the site (or your access) for business, security or legal reasons.

10. Territory

The site is intended for users in the United Kingdom.

  • Links to third-party sites are provided for convenience; we’re not responsible for their content or policies.
  • You may link to our homepage fairly and lawfully, without implying endorsement. No framing, deep-linking to listing pages, or hot-linking of assets without written consent. We may withdraw permission at any time.

12. Limitation of liability

  • Nothing excludes liability for death or personal injury caused by negligence, or for fraud.
  • We’re not liable for outages, malware, data loss, or indirect/consequential loss, or for communications you receive from other users you contact.
  • Consumer users: the site is for domestic/personal use; no liability for business losses.

13. Governing law & jurisdiction

These terms are governed by the laws of England & Wales. Courts of England and Wales have exclusive jurisdiction.

14. Other important terms

  • We may assign our rights under these terms. You may not transfer yours without consent.
  • No waiver of rights by delay or omission.
  • If any provision is invalid, the remainder stays in force.

15. Non-refundable services & verification outcomes

Upgrading a property listing (rental or sale) to Gold or Platinum triggers third-party checks (for example: identity, address, sanctions and property ownership verification) and premium placement processes. These costs are incurred immediately on payment. For that reason, Gold/Platinum upgrade fees are non-refundable once payment is completed, even if you later withdraw or delete the listing, or if a tenancy or sale does not proceed.

This policy does not affect your statutory rights. If we fail to supply the upgrade you purchased (for reasons within our control), we will provide a fix or a refund at our discretion.

Tip: If you are unsure, keep your listing on the Free plan until you are ready to proceed with paid verification and premium placement.

Verification outcomes & account restrictions

As part of our Gold and Platinum upgrade packages, we carry out Owner Identity & Ownership Verification. These checks may include ID verification, address confirmation, sanctions screening and property ownership validation using third-party providers.

If you fail this verification, or if we have reasonable grounds to suspect fraudulent activity, we may:

  • suspend or permanently restrict your ability to create or publish property listings on this account;
  • remove existing listings from public view; and/or
  • report suspected criminal activity to relevant authorities.

By using our platform and purchasing a paid listing package, you accept these terms as part of your contract with us.

15a. Premium placement

Premium placement is sold per listing and cannot be transferred to another listing. Purchases are non-refundable once payment is completed. If you already have premium time remaining, any extra time you buy will stack on top of your remaining time.

Premium placement does not guarantee any minimum level of visibility, enquiries, or outcomes. Visibility is influenced by user searches, filters, and platform algorithms, which we may update at any time.

By purchasing premium placement you acknowledge and accept these conditions as part of your contract with us.

16. Listing declaration & accuracy

By creating a listing, submitting documents, or upgrading your package, you confirm that all information you provide — including your identity, ownership details, property facts, compliance documents and any other representations — is true, accurate and not misleading to the best of your knowledge.

You acknowledge that providing false or misleading information may constitute fraud or misrepresentation and could lead to legal action. You accept full responsibility and liability for any inaccuracies, omissions or false statements you make, and you agree to indemnify and hold harmless My Little Eye Tech Ltd (and its officers, employees and affiliates) from and against any claims, losses, damages, costs and expenses (including reasonable legal fees) arising out of or in connection with the information you submit to, or publish on, the platform.

We may suspend, restrict or remove listings where we reasonably believe information is inaccurate, misleading or fraudulent, and may report suspected criminal activity to the relevant authorities. Nothing in this section limits any rights or remedies available to consumers under UK law.

17. Holding deposits & pre-tenancy agreements

We provide tools (for example: a “Holding Deposit Agreement” generator) to help landlords and tenants record what has been agreed in principle before a tenancy starts. These tools are provided for convenience only.

  • We are not a party to any agreement between landlord and tenant, and we do not act as agent for either side.
  • We do not hold client money, act as escrow, protect deposits, or guarantee any payment, refund or outcome.
  • It is the landlord’s responsibility to ensure the terms they enter (including rent, holding deposit amount, and deadlines) comply with the Tenant Fees Act 2019, including the cap of one week’s rent for holding deposits, and any other applicable law in England and Wales.
  • If the landlord withdraws from the proposed tenancy, or if referencing fails for reasons that are not the tenant’s fault, any refund of the holding deposit is a matter between landlord and tenant. We do not refund or enforce refunds on either party’s behalf.
  • The information entered into any draft agreement (names, rent, deadlines, etc.) is provided directly by users. We do not verify its accuracy, legality or fairness and it is not legal advice. You should obtain independent legal advice before relying on it.
  • Inventory checklist reports created via the platform are charged services. By previewing, generating, or otherwise publishing that report you agree to pay the applicable fee and accept these terms (including this clause) before the tenancy starts.

By using these tools you confirm that the details you enter are true and accurate to the best of your knowledge, and that you understand you are solely responsible for any promises you make to another party.

18. Language & Translations

Our platform is available in multiple languages through automated translation tools (such as Google Translate or GTranslate). These translations are provided for convenience only.

The English version of all pages, guides, legal information, policies, agreements, and any other content on the platform is the official and legally binding version. If there is any difference between a translated version and the English version, the English version will always take precedence.

We do not guarantee the accuracy, completeness, or reliability of translations, especially for legal, financial, regulatory, or contractual information. You should not rely on translated text when making legal or financial decisions.

To the fullest extent permitted by law, My Little Eye Tech Ltd disclaims all liability for any misunderstanding, loss, or damage arising from the use of translated content.
